How much will a home inspection cost?

The cost of the home inspection depends on the size and age of the home.  A Closer Look Home Inspection are based on the following rates:

Base Inspection Fee: $25

Size rate: $10 per 100 square feet (eg 2400 sf= $240)

Age adjustment: $30 for any home over 30 years old

Radon testing (optional) $60


How long does a home inspection usually take?

A home inspection will generally take around 2-3 hours to inspect and test every component and system in the home, and review the results.

Do I need to be there for the inspection?

Your presence at the inspection is entirely up to you.  While it is more informative and easier to explain findings in person, the report includes any pictures relating to the report.

How do you generate your reports?

The report is hand-written and generated in person at the time of the inspection.  A summary is typed and emailed by the next business day with all relevant pictures included.  This is an easier to read, more concise version that outlines the findings of the inspection.

Will you be able to tell me how much longer my roof or my appliances will last?

A home inspection reports the condition  of an appliance or the roof, and remaining lifespan is estimated based on the average lifespan of that appliance or roof type.  A home inspection is not a guarantee or warranty, however.  Information is also provided in your report to help prolong the life of the appliances and your roof.

Should I get a radon test?  How much does it cost?

A radon test is recommended.  It is a carcinogenic gas that is regularly found in homes, and often at levels that are over the EPA's threshold of safe concentration.  Mitigation is very effective.  A radon test takes about 10 days from the start to receiving results.  The tests are placed in the home and left for 2 days.  They are then sent to a laboratory for evaluation.  Results come back about a week after sending them in. 

A Closer Look Home Inspection charges  $75 for a radon test, or $60 when in conjunction with a home inspection.
